***Vendor‘s comments:*** "e;This flat in South Croydon is not just a place to live, it‘s a sanctuary that encapsulates everything I enjoy about life.

As you step through the door, you‘re greeted by a long hallway with a built-in cupboard with plenty of space to hang coats and shelving for a huge shoe collection. The hallway is adorned with two pure copper spiral light fixtures that invite you into the modern theme of the home.

At the end of the hallway is an open-plan living room, dining space, and kitchen bathed in natural light from the balcony with two double-sliding doors, the perfect space for entertaining guests or unwinding after a long day. As part of the kitchen renovation, completed in 2018, there is an infinity booth merged seamlessly into the counter, which provides comfortable seating for the dining space. The booth has 3 additional large storage compartments, which are handy for storing a mini-library of books and other knick-knacks. The modern kitchen beautifully blends style and functionality, with a host of copper elements, a large built-in fridgefreezer, and a hidden appliance cupboard, inviting you to unleash your inner chef with its sleek appliances and ample counter space.

The two double bedrooms are spacious, comfortable, and warm. Due to the flat being on the first floor, the double-insulated windows and rising heat from flats below mean that during the cold winter months, you rarely need to turn on the Wärme Designer Smart heaters, which were also installed in every room in 2018, replacing out-dated storage heaters. The main bedroom boasts not just one but two generously sized built-in wardrobes, ensuring you‘ll never run out of storage space. The bedrooms back onto the quiet communal garden with no footcar traffic, and the sounds of birds are heard while lying in bed in the mornings.

The thoughtfully designed three-piece bathroom, recently updated in 2023, contains two floor-to-ceiling mirrors that slide open to reveal even more storage, where the washing machine, boiler, and cleaning equipment are kept out of the way.

During the challenging times of COVID-19, the communal gym and sauna provided a haven, nurturing both my physical and mental well-being. The gym has a treadmill, cross-trainer, spin bike, and a set of weights. The gym also contains a separate toilet and shower, so you don‘t have to go back to your flat if you are in a rush to head out after a workout. The sauna contains helpful operating instructions for you to take control of when and how often you indulge in some relaxation time.

Its location was great for quick travel into London Bridge or Victoria (17 minutes on the train), or East Croydon (10 minutes on the bus). I was rarely late anywhere, as it took me 5 minutes to walk to South Croydon Train Station. I enjoyed the times I would travel abroad, as it is a mere 25-minute journey (literally door-to-door) to Gatwick Airport. It took a while to discover that there is also a bus route, the X26, that goes directly from East Croydon Station to Heathrow Airport in an hour, so that became useful too! I also found that the flat is the perfect balance between near-countryside living (10 min walk to Lloyd Park and Addington Hills, which have a famous viewpoint showing views across north London, Docklands, and Parliament Hill), but also the opportunity to enjoy the bustling metropolitan feel of Boxpark Croydon or quick access to Central London for a fun evening out."e;
